Applicant Qualification Criteria:
●Income: Applicants must have a gross income source that can be verified and meet the minimum qualifications. Monthly household income must be 2.5 times the monthly market rent of the apartment home applied for. Reported employment history may be confirmed via third party verification and applicants may be required to provide income verification; 4 most recent pay-stubs, acceptance letter, recent W2 or prior year tax records. Alimony & child support income must be court ordered.
●Rental History: Previous residency must be verifiable. Information regarding payment and rental history of each applicant will be collected to verify tenancy. Resident history over the past 2 years must be in good standing.
●Credit History: Credit reporting must be in good standing. Outstanding debts, not paid off, from former housing rental, electric, cable, water or cell phone bill may cause the application to be denied. Other remaining account must be current. Medical & Education accounts are not reporting factors when processing. Outstanding accounts on a collection status may cause denial.
●Criminal History: Based on the Dept. of Housing & Urban Development (HUD) new guidelines issued on April 4, 2016, personal criminal history/report will be reviewed during the qualification process. Any denial, based on the applicant’s criminal record would be a result of a conviction, arrest records not resulting in a conviction will not be considered and will be exempt during the qualification process. Applicants would be denied with a conviction of *Violent crimes, which included any conviction with the use of a firearm, *Crimes of a sexual nature, *Crimes against property or persons such as arson.  
●Guarantor(s): If a guarantor or co-signer is required, he/she must complete an application for residency and meet al the resident selection criteria, pay applicable fees and qualify 4 times the total of their mortgage/monthly rent & the properties monthly rental payment.
